Empty baroque square in a Salento old town at golden hour, honey-coloured limestone facades, carved stone balconies and a bell tower

Buy Property in Nardò, Italy: Complete Guide for Foreign Buyers

At six in the evening the traffic drains out of Piazza Salandra and the light takes over. The limestone turns the colour of honey, the carved balconies throw long shadows across the paving, and the town you drove through at midday becomes one of the most beautiful baroque squares in southern Italy. Nardò sits twenty-nine kilometres from Lecce and eight from the Ionian Sea. Almost no foreign buyer has it on a shortlist. That gap, between what this town is and what it is known for, is the whole opportunity.

Why Foreign Buyers Miss Nardò, and Why That Is Changing

Nardò sits inland, so it never joins the postcard roll-call of Salento coastal names. Yet the town owns 22 kilometres of Ionian shoreline, a baroque centre built at real scale, and a year-round population close to thirty thousand. Buyers who look one step inland find all three.

It is the second largest town in the province of Lecce by population, and its coast has now held the Blue Flag for six consecutive years: in May 2026 the FEE jury awarded it again for Santa Maria al Bagno, Santa Caterina, Porto Selvaggio, Sant’Isidoro and Torre Squillace. Those are the same waters that pull buyers toward towns an hour away at considerably higher prices. Our town-by-town comparison of the best places to buy property in Salento sets Nardò beside Lecce, Gallipoli, Otranto and Porto Cesareo.

A Working Town, Not a Summer Address

Nardò lives all year. The market runs in winter, the schools fill in September, the bars keep their regulars in February. The marine villages fill from June to September and empty again, but the town behind them never closes. For year-round living, that difference decides everything.

There is an industrial fact behind the postcard, too. On a site of more than 700 hectares outside town runs the Nardò Technical Center, a proving ground built by Fiat in 1975 and operated by Porsche Engineering since 2012, whose 12.6-kilometre circular track is banked so that a car at roughly 240 km/h holds the curve as though it were driving straight. Carmakers from across Europe test here, which gives the local economy a spine that tourism alone never provides. What daily life actually feels like, paperwork included, is set out in our honest account of living in Salento as an expat.

Where to Buy in and Around Nardò

Four choices, and they behave differently. The baroque centre gives you carved stone and walkable life. Cenate puts villas between the town and the sea. Santa Maria al Bagno, Santa Caterina and Sant’Isidoro sit on the water. The countryside gives land, olives and masserie for less per square metre.

Character carries obligations. Inside the historic centre the buildings are protected, so a restoration runs through the local heritage office and rewards patience. On the coast the rules stack up: the Porto Selvaggio and Palude del Capitano regional park protects roughly 400 hectares of Aleppo pine and seven kilometres of shoreline, and the landscape and demanio rules that govern the rest of the Salento coast apply here as well. We set them out in our guide to the coastal rules foreign buyers miss. For property types and current availability in the area, see our Nardò property page.

What Property Costs in Nardò

There is no single Nardò price. Across Salento our coastal portfolio runs roughly €1,100 to €2,200 per square metre depending on distance from the water, while the historic centre of Lecce runs €1,900 to €2,500. Nardò historic stone sits below the Lecce figure, and the individual building decides the rest.

The number that matters is the one attached to the specific home. A restored villa a few hundred metres from Santa Caterina and a stone catoio in the old town needing everything are two different markets that happen to share a postcode. Two factors move the price here more than any other: how far you are from the water, and how much work the building needs. What a coastal home can realistically earn across a season is a separate question, and our guide to holiday rental income in Salento puts it into honest numbers. For any property you are considering we give you the real comparable sales, so the price you pay reflects the market rather than the asking headline.

Getting There, and What Sits Nearby

Nardò is 29 kilometres from Lecce, about 25 minutes by car. Brindisi airport is roughly 70 kilometres, an hour on the road, with Bari the longer alternative. Porto Cesareo is a short drive up the same coast. A car here is necessary, not optional.

Follow the shore north and you reach Porto Cesareo and its marine reserve, covered in our guide to buying property in Porto Cesareo. Go south from the marine villages and the Porto Selvaggio park drops its pines straight into the sea. In one of its coves, the Grotta del Cavallo in Uluzzo Bay, two milk teeth were recovered that a 2011 study re-dated to between 45,000 and 43,000 years old, making them the oldest known remains of modern humans in Europe. People have been choosing this stretch of coast for a very long time.

The Buying Process for Foreign Buyers

Buying in Nardò works as it does anywhere in Italy. Nearly all EU nationals and most non-EU nationals buy freely. You obtain an Italian tax code, sign a preliminary contract with a deposit, and complete before a notary, while a surveyor confirms the building is compliant.

In an old town where houses have been divided, joined and inherited across generations, the planning and title checks earn their fee: our due diligence checklist lists what a surveyor should verify before you sign anything. Frequently Asked Questions

Can foreigners buy property in Nardò, Italy?
Yes. Citizens of EU countries and most non-EU countries, including the UK, USA, Canada and Australia, can buy freely in Italy. You need an Italian tax code (codice fiscale), and the purchase is completed before a notary, who guarantees the transaction.

How far is Nardò from the sea?
The historic centre sits about 8 to 10 kilometres from the Ionian shore, a drive of 10 to 15 minutes. The municipal coastline runs for 22 kilometres and includes Santa Maria al Bagno, Santa Caterina and the Porto Selvaggio regional park.

Is Nardò cheaper than Lecce or Otranto?
Nardò is not a seafront town and has drawn far less international attention, so entry prices for comparable historic stone are lower than in the centre of Lecce. What you pay depends on the individual building and its condition rather than on a town average.

Is Nardò a good place for a holiday rental?
The coast of Nardò has held the Blue Flag for six consecutive years and its marine villages fill from June to September, which supports holiday letting. Actual yield depends on where the home sits, its quality and how many weeks you let it.

How far is Nardò from the nearest airport?
Brindisi airport is about 70 kilometres away, roughly an hour by car, with Bari the longer alternative. Lecce, the regional hub with the main hospital and railway station, is 29 kilometres, about 25 minutes.
