Where it is
Boncore is a hamlet of Nardò, in the countryside towards Torre Lapillo. The Ionian beaches are five minutes away by car.
The property is often described as Porto Cesareo because the beaches people use are there, but the planning office, the council tax and the tourist letting rules all follow Nardò.

Nardò, and the distinction reappears every year on the F24 payment form: IMU and the refuse charge are set by Nardò and paid under Nardò’s cadastral code for the comune. A payment made under the Porto Cesareo code reaches the wrong council and has to be reclaimed from it, which takes longer than getting it right the first time.
What can be done with two hectares of land?
That depends on how the land is classified, and the document that states the classification is attached to the deed whenever land is sold. The only exemption is a plot that serves a registered building and stays under 5,000 square metres, and two hectares is over that limit, so the certificato di destinazione urbanistica comes with this sale in any case.
