Where it is
500 metres from the centre of Porto Cesareo, about a kilometre from the Ionian beaches. You can walk in for bread in the morning, and in August one car goes into your own garage and the rest stay on the plot.

What owning here involves
Two things to settle before an offer, and they are connected. The division into two units has to appear in the deposited plans and the cadastral drawings; where it was created without a permit, it needs regularising first.
Then the coast. Within 300 metres of the shoreline, every change visible from outside needs landscape authorisation, and much of Porto Cesareo sits inside that band. This house sits about a kilometre in from the beaches. Which side of the line it falls on is something we confirm against the landscape plan before an offer, because it decides what you are free to add later.
A division made without a permit stays with the house when it changes hands: the order to regularise follows the title, and putting it right becomes yours once you sign. That is why the planning check belongs before the offer.
Questions buyers ask
What does 'two independent units' mean in practice?
If the division is recorded at the land registry, the two halves are two cadastral units with two rateable values, and each one is billed on its own. Only one can carry main-residence status while they stay separate, so the other is taxed as a second home even though it is the same building. Ask us for both cadastral entries before you make an offer: if two come back, the division is real.
Can it be let to holidaymakers in summer?
Yes, and how many units you let is what decides the tax treatment. Since the 2026 tax year the line sits after the second unit: short letting is only treated as a business past that point, so letting both halves here leaves the flat rate open to you. A third let somewhere else would move you across it, and that is the point to take to an accountant. On the flat rate itself: you name one unit in your tax return and that one is taxed at 21%, the second at 26%. Each unit also needs its own registration code: in Puglia the regional one comes first, then the national one, and the number goes in the advertisement and on display at the property.
